Conveyancing agents (for new owners) and real estate agents (for tenants) are required to advise the Association of changes of ownership or tenancy respectively.

A welcome email is sent to new owners and/or new residents once we have been notified.

Communications with residents, owners and others from the Assocation itself is usually by email. Owners or residents without email addresses are encouraged to have a contact who can receive emails from the Association and pass it onto their friend/relative.

The typical wording of the welcome email is along the following lines and reproduced here as a reminder for those who have mislaid their original (or not got one)

 

Welcome to No xx in the Lake View Estate.
Your conveyancing agent should have given you some information about the estate - most importantly, the Community Management Statement.
More information on the estate is available to you at https://lakeviewdubbo.com.au Please note that there are rules to ensure we all live in harmony with each other in very close proximity.
We regret the Community Management Statement is awful - 43 pages and not well written. The rules are summarised and clarified on the website and will be faster reading.
Please note the following which cause most problems for some residents:
a. Visitor parking - this is for visitors only and residents are not permitted to use it! No caravans, trailers or boats in visitor parking please. Visitors staying overnight must be staying in the estate. Partners and others living elsewhere in the Dubbo area are welcome to use visitor parking, but for no more than three nights a week. Ocasional visitors may stay up to two weeks in any three month period. The Committee may consider other special cases - but you must ask.
b. It is illegal to park in Alexandrina Ave close to the entrance to Fountain Circuit - specifically one can't park on the nature strip or the painted island on the side of the road. Council is patrolling the area.
c. Pool - residents are issued with a pool card which must be taken to the pool whenever residents are swimming (and helps keep our neighbours outside the gate and other non-residents out of the pool). Hopefully the pool card was left behind by the previous occupiers. They are to be treated the same as house keys.
d. There are many children in the estate and it is really important to observer the speed limit in the estate which is 10kph.
e. The grass verges bounding Fountain Circuit include a reserved strip about 1m wide. The verges are not engineered to carry the weight of vehicles and community services (water, electricity, gas and NBN) are buried beneath the verges. Parking is not permitted on community property other than in designated vehicle parking spaces - the verges are not parking areas. So please, no parking on the verges. If you or your visitors ignore this By-Law and there is damage to any of the service lines, you may be charged for the repairs (typically close to $2000).
f. If you were not given them, the code for opening the main and back pedestrian gates is currently 9157. (Put a C in front of the code for the two back gates). The gate between Nos 8 and 10 onto Alexandrina Ave is not in use.
g. The ambulance, police and fire all have a code for the main vehicle gate. In the event of a medical emergency especially, it is recommended you phone a friend and get them over to be able to open the front door or call the ambulance a second time if your condition unfortunately deteriorates (or the ambulance crew have not been given the gate code by their control centre).
h. There is a defibrillator on the southern wall of the clubhouse - the gate code (followed by a #) will open the safe.
i. Garbage bins - must be stored out of sight - which generally means behind the gate or in the garage.
Your mobile phones (together with Amanda and Allison) have been programmed into the gate controller. Call 0492 831 671. The phone will ring once or twice and then hang up. After a couple of seconds, the gate should open. You MUST HAVE YOUR CALLER ID ENABLED for the gate to recognise your phone as belonging to an authorised user. If you normally have caller ID suppressed, then put 1832 before the gate number.
Occasionally the programming of the gate fails to stick ... If you are having trouble, please let me know.
With regard any aspects of your house, this is your responsibility as the owner and not that of the Community Association which looks after the community property. However, if you have a question about the estate itself (and you are unable to get the answer from our website), then please send an email to this address.
Finally, I gather (as you have asked about furniture vehicles etc..), the existing tenants are moving out. Will you please let me know when they are gone so that I can take their mobile phones out of the gate controller.
